Job Description
Job Overview:
We are seeking an experienced Senior Site Acquisition Project Manager to lead and oversee all aspects of site acquisition for construction and development projects. This role requires a deep understanding of the legal aspects of site acquisition transactions as well as hands-on experience in the site acquisition process for general construction projects. The Senior Site Acquisition Project Manager will work closely with internal teams and external stakeholders to ensure successful site acquisition and project execution in a timely and efficient manner.
Key Responsibilities:
- Lead and manage the site acquisition process from initial research through to lease negotiations and acquisition of construction sites.
- Collaborate with the site acquisition team to ensure all contracts, land leases, and property documents comply with legal and regulatory standards.
- Manage relationships with property owners, local municipalities, government agencies, and other key stakeholders to facilitate smooth acquisition processes.
- Perform due diligence, including legal reviews, environmental assessments, zoning checks, and other regulatory compliance matters.
- Oversee the preparation of all necessary legal documents related to site acquisition, including letters of intent (LOIs), land purchase agreements, and easements.
- Review and manage site acquisition budgets, timelines, and overall project plans to ensure deadlines and financial goals are met.
- Monitor and resolve any legal or regulatory issues that may arise during the acquisition process.
- Coordinate with the site acquisition team, and construction and project management teams for seamless integration of acquired sites.
- Maintain accurate records of site acquisition activities, legal filings, and correspondence.
- Conduct market research to identify new acquisition opportunities and strategic sites for development projects.
Qualifications
Required Qualifications:
- Bachelor's degree in Real Estate, Construction Management, Business Administration, or a related field. Advanced certifications or a legal background is a plus.
- Minimum of 15-20 years of experience in site acquisition, with at least 5-10 years in a senior or managerial role.
- Strong background in legal aspects of site acquisition, including contract negotiation, land rights, zoning, environmental laws, and real estate laws.
- Previous experience in general construction site acquisition, with knowledge of construction timelines, budget management, and permitting processes.
- Excellent communication, negotiation, and interpersonal skills.
- Strong problem-solving and critical thinking abilities, especially in high-pressure situations.
- Ability to work independently and manage multiple projects simultaneously.
- Experience with GIS mapping tools, and project management systems is a plus.
Preferred Skills:
- JD or legal certifications related to real estate, property law, or construction law.
- Experience with telecom, utility, or infrastructure site acquisitions.
- Familiarity with local zoning codes, environmental regulations, and permitting processes.
